Project Description:
This project entailed the complete renovation of the 200,000 s.f. former “Big A” shopping center into a
centralized maintenance facility for Metropolitan Sewer District. The facility included a 50,000 s.f. vehicle
maintenance garage, 20,000 s.f. office space, material and records storage areas, gang locker rooms and
restrooms, and laboratories. Site improvements included a fueling station for natural gas, gasoline and
diesel, waste drying pit, outside material storage sheds, vehicle and equipment parking, and fencing.
Design/build work included all scopes of work: site/civil, architectural, structural, CID/SID, mechanical, and electrical. Originally bid at almost $8M, the design/build team performed value engineering during preliminary design
resulting in almost $1M dollars savings and a reduced contract amount at the owner’s original budget of
approximately $7M. Owner-added scope during the performance of the project increased the final contract
amount to $8.2M.
